The 3 P's of real estate have always stood true in deriving what the market buyer will pay for any property. You cannot do much about the position as the property is where it is. The presentation however will have a huge impact on the final P .... Price. Now, most normal vendors focus first on the price they would like to achieve.
Now depending on the style, age and condition of the property will determine the level of effort the owner should make in time and cash input to preparing the property for sale. There are many great television shows both here and overseas showing examples of properties that have been " stuck" on the market for 12 months + but are reasonably priced for the area and condition of the property. In many cases ( though not all) the presentation is the problem. A quick makeover for in most cases not a lot of money can make all the difference in achieving the best price in the shortest possible time.
Each of us has our own style of living depending upon how busy our lifestyle is, however all of that is out the window when we come to selling our properties. The facts are that the poorer the presentation, the longer it will take to sell and the less the offers will be.
Most real estate agent do not want to offend the home owner for many reasons, so ask them to give you a list of what they would do to maximise the sale price. Take a cross section of opinions then add in your own opinion.
The agent wants you to get the best price and loves to sell well presented homes so ask them to provide a list of what other properties you will be competing with, then pack your lunch and go and visit those properties. Take a notepad and pen and give the garden and landscaping a result from 1 to 10, then the exterior of the house, interior feel, and the most important parts of the home, the kitchens and bathrooms.
Now, go back to your property and make your home outshine them all, by cost effective improvements, then your ready to determine your price and go to market. Happy Selling!
